Information you provide directly

We may collect information that you voluntarily provide, including:

• Your name, email address, telephone number, WhatsApp number, country, and preferred contact method.
• Your property interests, preferred Florida locations, budget, purchase timeframe, intended use, financing needs, and other information submitted through an enquiry form.
• Information you provide when requesting the UK & Ireland Buyer’s Guide or another resource.
• Emails, messages, telephone notes, WhatsApp communications, and other correspondence with us.
• Information needed to arrange property searches, virtual tours, offers, inspections, financing introductions, closing support, property management introductions, or other requested services.
• Transaction, identity, financial, source-of-funds, or compliance information that may be required if you become a client or enter into a real estate transaction.

Information collected automatically

Our website hosting, security, form, and server systems may automatically record limited technical information such as your Internet Protocol address, browser type, device type, referring page, pages requested, date and time of access, and security or error logs. We use this information to operate, secure, troubleshoot, and maintain the website.

Information from other sources

We may receive information from people or organisations involved in a requested property search or transaction, including real estate agents, MLS and IDX providers, lenders, title companies, attorneys, inspectors, property managers, contractors, referral partners, or a person you have authorised to communicate with us.

2. How We Use Personal Information

We may use personal information to:

• Send a guide or resource you requested.
• Respond to your enquiry by email, telephone, text message, or WhatsApp.
• Discuss your property goals and provide requested Florida real estate information.
• Create or refine property searches and send relevant property information.
• Arrange virtual or in-person viewings, prepare offers, and support a purchase or sale.
• Introduce you, at your request or where necessary for the requested service, to lenders, title companies, attorneys, accountants, inspectors, property managers, contractors, or other professionals.
• Operate, protect, maintain, and improve our website and communications systems.
• Keep business, transaction, compliance, and communication records.
• Prevent fraud, misuse, security incidents, and unlawful activity.
• Comply with legal, regulatory, MLS, brokerage, tax, insurance, recordkeeping, or law-enforcement requirements.
• Send optional property updates or marketing messages where you have consented or where otherwise permitted by applicable law.

We do not use personal information for solely automated decisions that produce legal or similarly significant effects.

3. Legal Bases for UK, Irish, and EEA Visitors

Where UK or European data protection law applies, we rely on one or more of the following legal bases:

• Steps requested before entering into a contract or performance of a contract: for example, responding to your request for property assistance, arranging a search, or representing you in a transaction.
• Legitimate interests: operating and securing our business and website, responding to enquiries, maintaining records, preventing fraud, and providing relevant service communications, provided those interests are not overridden by your rights.
• Consent: where you voluntarily opt in to ongoing marketing by email, text message, or WhatsApp, or where consent is otherwise required.
• Legal obligation: where information must be processed to comply with law, regulation, professional duties, recordkeeping requirements, court orders, or government requests.

You may withdraw consent at any time. Withdrawal does not affect processing that was lawful before consent was withdrawn, and it does not prevent us from retaining information where another lawful basis or legal requirement applies.

4. Guide Requests, Enquiries, and Marketing

When you request a guide or submit an enquiry, we use the information you provide to send the requested material and respond to your enquiry. This service response is separate from consent to receive ongoing promotional messages.

We will not automatically add a UK or Irish guide requester to an ongoing email, text, or WhatsApp marketing list unless the person has separately opted in or applicable law otherwise permits the communication.

You may unsubscribe from marketing emails using the unsubscribe method in the message, or contact us at SCarroll@SelectRealty.com. You may ask us to stop text or WhatsApp marketing at any time by replying “STOP” or contacting us.

Even after you opt out of marketing, we may continue to send non-promotional messages relating to an active enquiry, requested service, transaction, legal obligation, or existing client relationship.

5. Cookies and Tracking Technologies

At the effective date of this policy, Select Realty does not intentionally use Meta Pixel, Google Analytics, or similar non-essential advertising or analytics tracking technologies on this website.

The website may use strictly necessary cookies or similar technologies required for security, form submission, session management, accessibility, website administration, spam prevention, or other essential functions. Website hosting and security systems may also create technical logs as described above.

We do not currently use website activity to build advertising profiles or retarget visitors. If we later introduce non-essential analytics, advertising pixels, behavioural tracking, or retargeting, we will update this policy and implement any consent controls required before activating those technologies.

You may configure your browser to restrict cookies, although doing so may prevent some essential website features from working correctly.

6. How We Share Information

We do not sell or rent personal information.

We may share personal information only as reasonably necessary with:

• Select Realty agents, employees, and authorised contractors who need the information to respond to you or provide requested services.
• Website hosting, email, form, document-delivery, communications, security, storage, and information-technology service providers.
• MLS, IDX, showing, transaction-management, electronic-signature, and real estate technology providers.
• Real estate agents, sellers, buyers, lenders, title companies, escrow agents, attorneys, accountants, inspectors, insurers, property managers, contractors, and other parties involved in a requested service or transaction.
• Professional advisers, insurers, auditors, or authorities where needed to protect rights, investigate claims, comply with professional duties, or meet legal requirements.
• A successor or potential successor in connection with a merger, sale, restructuring, financing, or transfer of some or all of our business, subject to appropriate confidentiality and legal requirements.

When we introduce you to an independent professional or company, that organisation may act as a separate controller of the information you provide to it and will have its own privacy practices. Select Realty is not responsible for an independent organisation’s privacy policy or conduct.

7. International Processing and Transfers

Select Realty is located in the United States. If you contact us from the United Kingdom, Republic of Ireland, European Economic Area, or another country, your information will be transmitted to and processed in the United States because the requested service concerns Florida property and a Florida brokerage.

The United States may not provide privacy protections identical to those in your home country. We may also use service providers that process information in the United States or other countries. Where applicable law requires a specific transfer mechanism or safeguard, we will use an appropriate lawful basis or safeguard for the transfer.

You may contact us for further information about the safeguards relevant to your information.

8. Data Retention

We retain personal information only for as long as reasonably necessary for the purpose for which it was collected and for legitimate business, legal, regulatory, tax, insurance, dispute-resolution, MLS, and brokerage recordkeeping requirements.

Typical retention considerations include:

• Unconverted enquiries and guide requests: generally retained for up to 24 months after the last meaningful contact, unless you ask us to delete the information sooner or a longer period is justified.
• Marketing records: retained while you remain subscribed, together with suppression records needed to honour an opt-out.
• Client and transaction records: retained for the period required by Florida law, real estate regulation, contractual obligations, insurance requirements, and legitimate dispute or recordkeeping needs.
• Security and technical logs: retained for a limited period appropriate to security, troubleshooting, fraud prevention, and system administration.

We may retain limited information longer where necessary to comply with law, establish or defend legal claims, prevent fraud, enforce agreements, or document that a privacy or marketing request was honoured.

9. Security

We use reasonable administrative, technical, and organisational measures intended to protect personal information from unauthorised access, loss, misuse, alteration, or disclosure.

No website, email, messaging service, storage system, or Internet transmission is completely secure. Do not send highly sensitive information, bank details, passport copies, tax identification numbers, or wire instructions through an ordinary website enquiry form or unencrypted email unless we have specifically provided a secure method.

Always independently verify wire instructions using a known telephone number. Real estate transactions are frequent targets for wire fraud.

10. Your Privacy Rights

Depending on where you live and the law that applies, you may have rights to:

• Ask whether we process your personal information.
• Request access to a copy of your personal information.
• Request correction of inaccurate or incomplete information.
• Request deletion of information in certain circumstances.
• Request restriction of processing in certain circumstances.

• Withdraw consent at any time where processing is based on consent.
• Complain to the relevant data protection authority.

You have the right to object at any time to the use of your personal information for direct marketing.

Privacy rights are not absolute. We may decline or limit a request where permitted by law, including where information must be retained for legal obligations, transaction records, fraud prevention, the rights of others, or legal claims.

11. Complaints for UK and Irish Visitors

UK residents may also complain to the UK Information Commissioner’s Office at ico.org.uk.

Residents of the Republic of Ireland may also complain to the Irish Data Protection Commission at dataprotection.ie.

Residents of another EEA country may complain to the supervisory authority in the country where they live or work, or where an alleged infringement occurred.

12. Children’s Privacy

Our website and real estate services are intended for adults. We do not knowingly collect personal information directly from children under 16 through the UK & Ireland property section. If you believe a child has provided personal information without appropriate authorisation, contact us so we can review and delete it where appropriate.

13. Third-Party Websites and Services

Our website may link to MLS listings, lenders, title companies, attorneys, accountants, government agencies, tourism organisations, property managers, social media platforms, or other third-party websites and services.

Those third parties control their own websites and privacy practices. Review their privacy policies before providing information. A link or introduction does not make Select Realty responsible for the third party’s privacy, security, content, or services.

14. Changes to This Policy

We may update this Privacy Policy when our services, technology, legal obligations, or information practices change. The effective date at the top will show when the policy was last revised.

If a change materially affects how we use information already collected, we will provide additional notice where required by applicable law.
