Buying property in another country is exciting, but smart investors know the purchase price is only one part of the decision. Before buying a Florida holiday home or investment property, you need to understand financing, deposit requirements, currency movement, ownership costs, rental income, US tax basics, and what happens when you sell.

A great Florida property should make sense financially. For many buyers, a place in the sun still needs to work on paper before it works in real life.

Can UK & Irish Buyers Get A Mortgage In Florida?

Yes. Many overseas buyers are surprised to learn that they do not necessarily need to pay cash. Foreign national mortgage programs are available for qualified international buyers who live outside the United States, do not have US citizenship, do not have a US credit history, and want to purchase US real estate.

Option 1: Foreign National Mortgage

A US lender provides financing secured against the Florida property. Requirements vary, but lenders may review income, assets, identification documents, down payment funds, and intended property use.

Typical documents may include passport, bank statements, proof of income, credit references, and the purchase contract.

Option 2: Cash Purchase

Many international buyers choose cash. Benefits may include faster closing, a stronger negotiating position, no lender requirements, and lower monthly obligations. However, tying up large amounts of capital is not always the best investment strategy.

Option 3: Financing From UK Assets

Some buyers use existing UK resources, including savings, investments, or equity from UK property. This can sometimes simplify the Florida purchase. Always speak with qualified financial advisors before deciding.

How Much Deposit Will I Need?

It depends on property type, loan program, buyer profile, and market conditions. International buyers should generally expect larger deposits than US residents. Many foreign buyer programs require approximately 25% to 40% down payment. A lender can confirm current requirements.

Understanding Exchange Rates, Banking and Cross-Border Tax

The purchase price may be agreed in US dollars, but the real cost to an overseas buyer depends on the exchange rate when funds are transferred. Currency movement can affect the deposit, closing costs, furnishings, mortgage payments, future rental income and sale proceeds when converted back into your home currency.

Buyers should consider speaking with a regulated foreign-exchange specialist about rate alerts, staged transfers or forward contracts. These tools may help with planning, but they do not eliminate currency risk and may involve fees or contractual obligations.

For Buyers From the United Kingdom

This applies to buyers from England, Scotland, Wales and Northern Ireland. Your savings and income may be in pounds sterling, but the Florida purchase, closing and many ownership costs will normally be paid in US dollars.

Where GBP/USD movement can bite

  • Earnest-money deposits and mortgage deposits
  • Closing costs, furniture and property setup
  • Insurance, property taxes, HOA or condominium fees
  • Repairs, maintenance and US mortgage payments

Do not assume the rate available when you begin searching will still be available when you close. Florida purchases commonly involve several transfers over weeks or months, so some buyers plan staged transfers or discuss a forward contract with a regulated currency specialist.

Documents UK buyers should keep ready

  • Passport, proof of address and recent UK bank statements
  • Savings, investment, payslip or business-income records
  • Evidence of a UK property sale, mortgage or equity release
  • Gift, inheritance or probate records where funds came from family or an estate
  • Currency-transfer confirmations and a clear paper trail between accounts

UK residents may need to report foreign rental income through Self Assessment, and tax relief may be relevant if income is taxed in both the United States and the UK. The UK tax treatment of foreign income changed from 6 April 2025, so buyers should avoid relying on older articles about the previous non-domicile rules.

Ownership structure should also be reviewed before closing. Individual ownership, joint ownership, survivorship rights, company ownership, US estate-tax exposure, UK inheritance-tax implications, Florida wills and powers of attorney can all affect the long-term plan.

For Buyers From the Republic of Ireland

This applies to buyers who are resident in the Republic of Ireland. Buyers from Northern Ireland should generally refer to the United Kingdom section above. Irish buyers are usually converting euros into US dollars for the purchase and ongoing costs.

Where EUR/USD movement can bite

  • The effective euro cost of the Florida property
  • Deposit funds, inspection costs and final closing balance
  • Furnishing, startup and property-management costs
  • Rental income converted into euros
  • The euro value of future sale proceeds

The transaction may involve several payments rather than one transfer. Rate alerts, target-rate orders, staged transfers or forward contracts may help with planning, but buyers should understand the fees, obligations and risks before committing.

Documents Irish buyers should keep ready

  • Passport, proof of address and Irish bank statements
  • Employment, business-income, savings or investment records
  • Evidence from the sale or refinancing of another property
  • Gift, inheritance, loan or mortgage documents where relevant
  • Currency-transfer receipts and explanations for large or unusual deposits

Irish residents may have Irish tax obligations on foreign rental income. Revenue guidance distinguishes between residents who are domiciled in Ireland and those who are not, so Irish buyers should take advice before assuming how foreign income, losses, deductions, foreign-tax credits or Capital Gains Tax will be treated.

Irish buyers should also review succession and ownership planning. Joint ownership, survivorship rights, US probate, Irish inheritance issues, US estate-tax exposure, Florida wills, Irish wills, powers of attorney and entity ownership can all have consequences later.

Before You Transfer Major Funds

Your bank, title company, mortgage lender and closing attorney may ask for evidence showing where purchase funds originated. Keep clear records for savings, investments, property sales, gifts, inheritance proceeds and transfers between accounts.
