It can be an excellent personal holiday home and, in the right property, a premium vacation rental. The rental entitlement itself is valuable, because short-term use is not automatically available across the island.

Why Amelia Island Appeals to UK & Irish Buyers
Demand comes from beach holidays, resort and golf travel, weddings, festivals, historic-district weekends, nature trips and seasonal visitors. The island’s appeal is strong, but purchase prices, insurance, HOA fees and management costs can be equally strong. A premium nightly rate is meaningless if the expense structure consumes it.
The market includes resort condominiums, oceanfront units, golf villas, historic homes, beach houses and residential communities. Each has a different ownership model. Some resort properties are designed for frequent rentals; others limit rental frequency or require participation in a rental programme.
Fernandina Beach city rules are particularly important. A property with valid resort-rental status can be materially more valuable than a similar property that is limited to stays over 30 days. The permit and zoning history must be verified before making an offer.
Can You Use Airbnb or Vrbo?
The City of Fernandina Beach calls short-term vacation rentals ‘Resort Rentals’ and requires a Resort Rental Dwelling Permit. A property generally qualifies if it is zoned R-3 or if an R-1/R-2 property has valid grandfathered status. Other city zoning districts generally require rental periods over 30 days.
Other parts of Amelia Island may fall under Nassau County rather than the City, and resort or condominium documents can create additional restrictions. Airbnb or Vrbo may be viable in qualifying resort, condo or permitted properties, but not across the island by default.
We would verify city or county jurisdiction, zoning, permit status and transferability, association rules, DBPR licence, tourist-tax registration, inspection requirements and management obligations before treating a listing as a short-term-rental investment.
Rental permission must be verified for the specific property before an offer is made. A listing appearing on Airbnb or Vrbo is not proof that the use is legal. City or county zoning, Florida DBPR licensing, local registration, tourist-tax accounts, insurance, and HOA or condominium rules can all apply. Rules and fees can change, and an association may be more restrictive than the local government.
Property Types Worth Considering
- Resort or oceanfront condos with explicit rental permission and sound association finances.
- Golf or beach villas that balance personal use, guest appeal and manageable maintenance.
- Fernandina properties with verified Resort Rental Dwelling Permit eligibility or valid status.
- Homes suitable for 30-day-plus seasonal rentals when nightly use is unavailable.
What to Check Before Buying
- Do not assume the words ‘Amelia Island’ or ‘resort’ guarantee short-term rental permission.
- Review rental programme commissions, owner-use limits and blackout rules.
- Budget for coastal insurance, flood exposure, association reserves, exterior maintenance and hurricane deductibles.
- Historic properties require careful condition, permit and insurance review.
