St. Augustine is one of Florida’s most distinctive destinations. Historic streets, Spanish architecture, restaurants, weddings, festivals, beaches and the annual Nights of Lights give it appeal well beyond a standard seaside town. For a British or Irish buyer, it can offer a more characterful alternative to a purpose-built resort market. The complication is that a St. Augustine postal address may fall under one of several different rental rulebooks.

Why St. Augustine Appeals to UK & Irish Buyers
Guest demand can come from history-focused weekends, beach holidays, weddings, family visits, festivals, college events and winter travel. The historic district can support short stays, while beach communities may attract longer family holidays. A property that can serve both lifestyle and rental goals may be compelling, but parking and guest access are crucial.
The market includes historic cottages, downtown flats, modern homes, beach houses, townhouses and condominiums. Each type carries different risks. Older buildings may have charm but require more maintenance and insurance scrutiny. Beach property adds wind, flood and salt exposure. Condominiums reduce some maintenance but introduce association rules, fees and reserve risk.
The single biggest mistake is relying on the words ‘St. Augustine’ in an advertisement. The City of St. Augustine, unincorporated St. Johns County and the City of St. Augustine Beach have different rental regulations.
Can You Use Airbnb or Vrbo?
Inside the City of St. Augustine, RS-1 and RS-2 zoning generally requires a minimum rental period of one week; HP-1 requires monthly or longer stays; other zoning districts may allow nightly rentals with approved registration. The City also requires life-safety compliance and registration.
In unincorporated St. Johns County, short-term vacation rentals are generally treated as an allowable accessory use in residential zoning districts, subject to the County ordinance, registration and operating requirements.
The City of St. Augustine Beach allows transient rentals only in Commercial or Medium-Density Residential land-use areas, with a cap in the medium-density category; condominium treatment can differ. Airbnb or Vrbo may therefore be entirely legal on one street and prohibited or subject to a longer minimum stay nearby.
Rental permission must be verified for the specific property before an offer is made. A listing appearing on Airbnb or Vrbo is not proof that the use is legal. City or county zoning, Florida DBPR licensing, local registration, tourist-tax accounts, insurance, and HOA or condominium rules can all apply. Rules and fees can change, and an association may be more restrictive than the local government.
Property Types Worth Considering
- Historic-area properties with legal rental status, usable parking and manageable renovation risk.
- Beach homes and condos with clear jurisdiction, rental permission and realistic insurance costs.
- Two- and three-bedroom properties that work for couples, families and wedding guests.
- Properties that can succeed on ordinary tourism demand rather than relying solely on Nights of Lights.
What to Check Before Buying
- Historic charm is not a substitute for roof, electrical, plumbing, structural and insurance due diligence.
- Parking limitations can damage guest reviews and may limit legal occupancy.
- Confirm whether the property is in the City, County or St. Augustine Beach before discussing rental frequency.
- Review flood risk, wind coverage, maintenance access and any association approval process.
