Fernandina Beach is the historic city at the northern end of Amelia Island, with a walkable downtown, Atlantic beaches, marina access, restaurants, festivals and a distinctive Old Florida feel. For UK and Irish buyers, it can work well as a personal Florida base, a seasonal rental, or a higher-end holiday home investment when the property-level rules support that plan.

Amelia Island is the island. Fernandina Beach is the city on the island. Many listings, holiday adverts and travel articles use the names loosely, but they are not always interchangeable for property due diligence. A home marketed as Amelia Island may be inside the City of Fernandina Beach, elsewhere on Amelia Island, or in a different Nassau County jurisdiction. That can affect zoning, short-term rental rules, permits, taxes, insurance, utilities and association restrictions.

Why Fernandina Beach Appeals to UK & Irish Buyers

Fernandina Beach offers a strong mix of beach access, historic character, restaurants, boutique shopping and a more relaxed pace than many larger Florida markets. It is especially attractive to buyers who want a place that feels like a real coastal town rather than only a resort strip.

The area can appeal to holiday guests, seasonal renters, golfers, wedding parties, festival visitors and buyers who want access to Jacksonville International Airport while still owning in a coastal community. Purchase prices can be higher than inland Northeast Florida, so the numbers need to be reviewed carefully before assuming rental income will justify the premium.

Short-Term Rentals and Resort Rental Rules

Inside the City of Fernandina Beach, short-term vacation rentals are commonly referred to as Resort Rentals. A qualifying property may require a Resort Rental Dwelling Permit, and eligibility can depend on zoning, grandfathered status and the specific property history.

This is where the Fernandina Beach versus Amelia Island distinction matters. A property described as Amelia Island is not automatically subject to the same city rules, and it is not automatically free from restrictions either. The correct question is: what jurisdiction is this exact property in, and what do the local rules, permits and association documents allow?

Do not rely on listing language, Airbnb activity or a neighbour’s rental use as proof that a property is legal for short-term rental. City or county jurisdiction, zoning, permit status, Florida DBPR licensing, local registration, tourist-tax accounts, insurance and HOA or condominium rules should all be checked before making an offer.

  • Historic-district homes or cottages for buyers who want walkability and character.
  • Beach-area condos or townhomes with clear rental rules and healthy association finances.
  • Single-family homes suitable for personal use, seasonal stays or 30-day-plus rentals.
  • Luxury oceanfront or near-beach homes where insurance, maintenance and rental restrictions have been carefully reviewed.

What to Check Before Buying

  • Confirm whether the property is inside Fernandina Beach city limits, elsewhere on Amelia Island, or in Nassau County.
  • Verify zoning, Resort Rental permit status, transferability and any inspection or licensing obligations.
  • Review HOA or condominium rules, minimum rental periods, owner-use limits and rental-management requirements.
  • Budget for coastal insurance, flood exposure, wind coverage, hurricane deductibles, exterior maintenance and association reserves.
  • Compare the purchase price against realistic occupancy, management fees, cleaning costs and seasonal demand.
